元朗流業街/涌業路 低密度住宅地截標 可申請獨立屋發展





The site is located next to SHKP’s Twin Regency and United Court Transitional Housing Project and is expected to accommodate a number of villas. Alex Leungcommented that the site is in the shape of an axe that is expected to be built alone on the north side of the site. Cars can only go to the site through the long private car road from the south entrance.


The site area of about 163,699 square feet and is certain to attract around 15 developers based on a valuation of HK530-590 million.

華坊諮詢評估有限公司資深董事梁沛泓指，政府推出的元朗流業街與涌業街住宅地（丈量約份第115約地段第 1677號）將於本周五截標。地皮位於元朗香港駕駛學院旁，鄰近新地 2017年入伙的映御以及預計明年落成的「同心村」過渡性房屋項目，由地皮南入口步行至西鐵線朗屏站需時15分鐘。地盤形狀不規則，樓宇只能建於地盤的北面，預計要由可通車的南入口通過一條長的私家車路前往。


地政署早前以地盡其用和增加建屋量為由，向城規會申請增加該地塊的地積比由0.4倍提高到0.48倍以及放寬建築物高度限制由9米提高至9.9米。本項目地盤佔地約 163,699平方呎，最高可建住宅樓面約78,575平方呎，為低密度住宅。雖然上述地政署申請的是分層單位，但考慮地盤的建築密度，相信發展商可以向規劃署補充資料，發展獨立或半獨立屋，充分利用地盤的面積作私人花園。


是次地皮規模同屬小型，總投資金額不高，預計吸引超過15間發展商入標。華坊諮詢評估估計是次地皮可售約5.3億至5.9億元，樓面呎價 6,800至7,200元。
